Madeira beach Home - Home staging

Madeira beach Home - Home staging was one of the numerous homes I've staged which got sold in less than a month.

My friend Valerie Janrberg who is a very well known real estate agent in Tampa Bay area contacted me for one of her clients who needed help to sell their home quickly. This waterfront home offered a one level floor with 3 bedrooms, 2 bathrooms, a nice kitchen, a long narrow room leading to a living room with a beautiful view of the water and its dock.

 

This house wasn't the easiest to sell as it was a one level home in a flood zone area with no garage and surrounded by 6 other listed homes in the same street! A narrow living room with dated fireplace and the very dark pieces of furniture weren't at the appropriate size. My work consisted of lightening up this home with light colors and determine the different spaces with fitted sitting furniture. Luckily I could keep most of the bedroom furniture and move around some pieces to make it feel better.

 

The challenge was to find a focus point to lead to the waterfront view and find good color contrast with the beautiful dark floors and make this home feels like a beach vacation home. I've changed the old chandelier for a large rattan pendant that gave the perspective of the outdoor, added a large white/gray rug in the living room with a white comfy sofa and modern chairs. In the dining room, I got rid of the high table and chairs for a large antique wooden table with modern Eames chairs and moved a huge sideboard near the entrance.

I've added a console and a light rug in the hallway, some decor on the fireplace to hide electrical plugs from the 70"s, a large wooden coffee table gave a beach vibe on an oatmeal wool rug. In the bedrooms, I've changed furniture locations and added linen and pillows, some nightstand lamps. I hang some sea boat arts on walls and decor the whole house in a coastal style and voila!
